Shady Creek

Residential Development

Grottoes, Virginia

We were contracted in 2021 to develop building lots for single family homes and townhouse units to meet the local demand for more housing. The work began in February 2021 and was completed in November of 2021.

Our scope of work included clearing trees, stripping topsoil, performing cuts and fill of clay material to create roadways and building pads. Utility lines including water, sanitary sewer, and storm sewer were installed as part of the infrastructure. Concrete curb and sidewalk along with pavement were placed to create parking lots and streets. A new turn lane from Rt. 340 North was also built.

One of the biggest challenges faced early on was getting a job of this nature started in the winter. Upon clearing all the trees, a layer of up to 2’ of subsoil was discovered that was moisture laden from the winter’s precipitation. This soil was unfit to use for building purposes, and had to be hauled and stockpiled, adding to the workload of an already tight schedule. Despite this, Partners met all the phasing deadlines and produced a high quality product for the satisfied owner.
